7 MILLION TURKS INVEST IN DUBAI

In 2024, real estate transactions worth $207 billion took place in Dubai. Property purchases were completed through Dubai from many countries, including China, the United States, the United Kingdom, Turkey, and Russia. Turks made significant investments in Dubai, purchasing real estate worth $3 billion in 2024 alone. In addition, Dubai has become a popular destination for Turkish tourists, attracting people with its lifestyle and investment opportunities. Not only Turkish residents but also Turks living abroad are investing in the city. According to estimates, approximately 7.5 million people of Turkish origin live in 170 different countries around the world. Among these countries, the United Arab Emirates (UAE) is home to nearly 50,000 Turks. Most of them reside in Dubai. It is estimated that around 25,000 Turks live in Dubai, and it is known that the majority moved there after investing in real estate. Moreover, Turkish tourists often return to the region after purchasing property following their visits.

Dubai’s port, which has become one of the key hubs of global trade, is also attracting Turkish companies. In 2024, the UAE’s foreign trade exceeded $1 trillion, with Dubai’s port playing a central role. Turkish firms are taking on important roles in the city’s trade and logistics sectors. Nearly 19 million tourists visited Dubai in 2024, with close to 100,000 of them being Turkish nationals. Being the seventh most visited city in the world, it is no coincidence that Dubai is also among the most visited cities by Turks. The fact that Turks living abroad are both visitors and investors leads to new forms of cooperation. For this reason, it is expected that in 2025, Turks will engage in $5 billion worth of real estate transactions in Dubai. This figure does not include Turks residing abroad, so the actual investment volume could be even higher. It is known that Turks living abroad control more than $100 billion in income and are involved in investment decisions at large companies. It is not surprising that this financial power is flowing into Dubai, both through tourism and investment.

Between 2025 and 2030, more than $1 trillion in real estate transactions are expected to take place in Dubai, and the city is projected to receive $250 billion in foreign investment. As a result, 7.5 million Turks, like many other nationalities, are increasingly turning to Dubai. New projects and the city’s growing population make Dubai an attractive destination for Turks. A large portion of the financial assets controlled by Turks abroad is located in Europe. Approximately 5.5 million Turks live particularly in Western European countries, shaping these financial hubs. Compared to residents in Turkey, Turks abroad tend to be more entrepreneurial when it comes to investing in different countries. For instance, the economic activity created by Turks in Germany is estimated to exceed €50 billion. Turks in executive roles in various German companies can even influence investment decisions within those firms. The recent interest shown by Europeans in Dubai-based investments is also drawing significant attention from Turks.

According to international estimates and the goals of the UAE government, if Dubai’s population exceeds 8 million, the city could become a global destination. Such a transformation would attract both corporate and individual investors. Turks, who control billions of euros in assets, aim to benefit from this trend. As Parcel Estates, we are aware of the city’s potential and are expanding our investment service network. This expansion allows us to offer higher-quality services and better investment opportunities, especially to Turkish investors. In conclusion, Turks living abroad are investing in Dubai, and we expect the number of these investors to grow in the coming years.
